Sr. Global Transaction Manager
We’re looking for a Sr. Global Transaction Manager to join the People Team! As a member of the Workplace Services team, you will be responsible for the day-to-day real estate management oversight for Snap, Inc. portfolio of properties, both as the tenant and Landlord. Includes responsibility for critical dates reports, touring properties, negotiating lease terms, and meeting with business units to understand their space and growth needs.. Working from any of our US offices, you’ll collaborate with stakeholders, finance, legal, facilities, and project management to ensure proper size, location strategy, track monthly and quarterly metrics and execute on targeted financial budgets.
What you’ll do:
Develop a thoughtful and comprehensive workplace, lease, and space planning strategy based on short and long-term business needs to provide operational excellence and a productive workplace for our employees.
Identify, analyze, and execute real estate transactions which support the business.
Work closely with external Real Estate Transaction Brokers.
Oversee and support Project Managers to develop and deliver relocation projects and execute tenant improvements.
Meet regularly with business stakeholders to understand real estate needs by team and by location.
Work closely with Legal on leases, subleases, and construction contracts. Manage real estate lease expirations and other key lease dates and clauses. Develop and communicate clear business cases for the analysis, review, and approval of real estate projects.
Collaborate on all capital expenditures for the construction and alterations of owned and leased properties. This includes the negotiation and management of all facilities leases.
Work closely with finance to report on financial performance, validate and control vendor costs.
Ensure compliance with state, local and federal regulations and applicable building codes.
Minimum qualifications:
Bachelor’s degree in Accounting, Finance, Facility/property management, Real Estate, or related field; additional licensing, certifications
Preferred qualifications:
10+ years running distributed real estate portfolios, including corporate campus
5+ years experience managing multidisciplinary teams
Strong background in customer service and promoting a positive employee experience. Attention to detail and ability to manage multiple priorities
Experience in space and real estate planning, utilization optimization, and facilities management in a growing organization
Strong finance background handling complex agreements, large budgets, and reducing costs
Strong project management skills, including budgeting, planning, timeline management, implementation, and execution
Previously led multiple successful procurement efforts and excel at negotiating and handling multi-million dollar budgets
Experience working on both the client and supplier side
Excellent verbal and written communication skills, with high attention to detail
Experience collaborating cross-functionally with internal and external stakeholders at all levels of a company
