POSITION SUMMARY
The Assistant Property Manager supports their assigned commercial property management team with building condition inspections, vendor over site, and administration of policies and procedures to efficiently manage the operations of the buildings.
The Assistant Property Manager has duties and responsibilities in the areas of property management and administration, along with vendor contracts and tenant relations. This position works closely with internal and external partners in Leasing, Accounting, and Tenant Services to clarify vendor requirements and enhance tenant relations. Primary responsibilities include, maintaining the property and common areas to Bedrock standards.
RESPONSIBLITIES
General Administration
  • Assist with developing and documenting property management procedures
  • Maintain accurate Tenant, Vendor and Building records
  • Maintain and update the shared database for vendors and tenants
  • Communicate effectively with staff members, tenants, vendors, contractors, government offices, property management and senior management staff

Property Administration
  • Manage all building work activity - oversee access and enforce all scheduling with construction, outside vendors & on-site team to ensure normal operations during building hours
  • Assist in the day-to-day operational management of buildings and grounds
  • Physically inspect properties and document findings daily and report any maintenance and repairs needed to respective teams
  • Coordinate service agreements and select contractors and suppliers
  • Facilitate contracting process, writing, and assessing the scope of services for vendors
  • Assist in overseeing all maintenance team members
  • Assist with financial reporting and administration

Leasing and Lease Administration
  • Assist with administration of tenant leases in compliance with lease provisions
  • Follow up and report on rent delinquencies for specific tenants as required

Tenant Relations
  • Provide and develop excellent working relationships with all tenants
  • Ensure that tenant inquires and complaints are timely and satisfactorily addressed and then followed up
  • Work closely with internal partners in Tenant Experience to support special events for tenants

QUALIFICATIONS
  • Minimum of 1 - 3 years' experience Property Management is required, preferably in commercial property management.
  • An active Michigan Real Estate Salesperson License is required or must be obtained within 90 days of employment, Bedrock will assist with required courses and testing fees.
  • Some working knowledge of building systems, equipment, and design
  • Excellent written and verbal communication skills and relationship building skills
  • Ability to work independently and handle multiple projects and tasks
  • Strong attention to detail and accuracy
  • Customer service focused and able to respond appropriately to all tenant inquiries
  • Must have a proactive attitude for taking on new projects, produce innovative ideas, and designing better processes
  • Excellent follow-through in managing tenant issues and administering supervisory responsibilities
  • Demonstrate an ability to support and contribute to the team
  • Proficient in Microsoft - Excel, Outlook, and Word software packages
  • Familiarity with Yardi or similar property management software

WORK ENVIRONMENT
  • Bedrock is an in-person, five-day-a-week workplace. All team members are expected to work onsite Monday through Friday during standard business hours, unless otherwise specified by their role or designated shift.
  • Some roles may have flexibility to work remotely on Fridays, based on the nature of the work and business needs. This flexibility is granted at the discretion of the Company and may be adjusted at any time.
  • Property Management positions, including our Assistant Property Manager role, are fully on-site positions.
  • Physical Requirements: Prolonged periods of sitting and computer use; occasional movement between buildings; ability to lift up to 15 lbs. occasionally.
