Job Description

As an Associate Director of Project Management, you will lead the successful delivery of complex construction and workplace projects from inception to completion across our client’s South China portfolio. Based in Hong Kong, you will be responsible for strategic planning, stakeholder management, governance, and execution, ensuring projects meet client expectations, quality standards, and budgetary targets. Additionally, this role encompasses portfolio oversight, team development, contribution to business growth and innovation, and management of the invoicing process via Dynamics 365 (D365) to ensure financial accuracy and compliance.

Key Responsibilities 

Team Leadership & Development 

  • Mentor and develop junior project managers and team members through structured guidance, feedback, and performance reviews. 

  • Foster a collaborative and high-performing team culture that supports continuous learning and professional growth. 

  • Demonstrate inclusive leadership by recognizing diverse perspectives and encouraging open dialogue. 

  • Promote accountability, ownership, and ethical behavior across the team. 

  • Adapt coaching style to suit individual team members’ strengths, development areas, and working styles. 

  • Lead by example in demonstrating resilience, integrity, and a growth mindset. 

  • Client & Stakeholder Engagement 

  • Lead multidisciplinary project teams including clients, consultants, contractors, and suppliers. Serve as the primary point of contact for clients throughout all project phases. 

  • Facilitate effective communication and collaboration across all stakeholders through structured meetings, reporting, and documentation. 

  • Build and maintain strong relationships with internal and external stakeholders to ensure alignment and successful project outcomes. 

Project Strategy & Planning 

  • Develop and lead the overall project execution strategy, defining critical success factors and key performance indicators (KPIs). 

  • Drive strategic alignment of project goals with broader business objectives. 

  • Establish robust project governance frameworks, reporting structures, and control mechanisms for quality, safety, compliance, risk, and environmental management. 

Project Oversight & Governance 

  • Drive executive-level reporting and performance dashboards to support strategic decision-making across leadership. 

  • Lead the implementation of robust project controls covering schedule, cost, risk, and change management, ensuring alignment with organizational goals. 

  • Provide strategic direction for design development, ensuring compliance with client requirements, regulatory standards, and corporate objectives. 

  • Lead end-to-end procurement processes—from tender strategy to vendor selection—ensuring transparency, governance compliance, and value creation. 

  • Cultivate strong partnerships with consultants and vendors to drive accountability, performance, and continuous improvement. 

Financial Oversight 

  • Monitor project budgets and financial performance in collaboration with cost management team. 

  • Analyze cost drivers, manage variations, and report financial progress against budget. 

  • Support commercial negotiations and contract administration. 

  • Manage invoicing processes using D-365, including: 

  • Reviewing and validating invoice data for accuracy and completeness. 

  • Coordinating with finance teams to ensure timely submission and approval. 

  • Tracking invoice status and resolving discrepancies. 

  • Ensuring compliance with client billing requirements and internal financial controls. 

Construction Oversight 

  • Conduct regular site inspections to monitor safety, quality, and progress, ensuring alignment with design intent, statutory requirements, and project milestones. 

  • Collaborate closely with contractors, consultants, and site teams to proactively identify and resolve construction issues. 

  • Manage permitting processes and statutory submissions to ensure timely approvals. 

Business Development 

  • Contribute to business development initiatives, including proposal writing, client presentations, and market engagement to support growth and positioning. 

  • Collaborate with internal teams to identify new opportunities, develop tailored solutions, and respond to client needs with agility and insight. 

  • Demonstrate strategic thinking and commercial awareness in identifying trends, client priorities, and competitive differentiators. 

  • Capture and share lessons learned, benchmarking data, and best practices to drive continuous improvement across projects and teams. 

Resource Planning & Management 

  • Lead effective resource planning across projects to ensure timely delivery, cost efficiency, and alignment with business priorities. 

  • Collaborate with cross-functional teams to forecast resource needs, address skill gaps, and support team development and workload balancing. 

Qualifications

  • Construction related degree (e.g. Project Management, Construction Management, Architecture, Design, Engineering, etc) or equivalent 

  • Minimum 10 years’ experience in project management or construction projects (e.g. project manager, construction manager, procurement, project manager, vendor, consultant etc.). 

  • Strong communication and leadership skills with experience in people management. 

  • Strong business acumen, with the ability to drive outcomes on behalf of clients, develop new business, leverage current opportunities, and coordinate with construction and design teams to meet deadlines and deliverables 

  • Experience in client management with solid experience in client facing environment that requires incumbent to utilise critical business development skills and advisory skills to enhance project delivery on value management, value engineering, and life cycle costing. 

  • Fluency in English, Cantonese, and Mandarin is required to effectively collaborate with regional teams and clients.
