Position Summary

We are seeking an energetic and relationship-driven Business Development Manager to expand our commercial cleaning and facility services client base throughout Illinois and surrounding markets. This individual will be responsible for generating new business opportunities, developing relationships with decision-makers, conducting facility walkthroughs, preparing proposals, and helping grow existing customer relationships.

The ideal candidate is a self-starter who enjoys meeting people, networking, prospecting, and closing new business. Experience in commercial cleaning, facility services, property management, staffing, security services, or other B2B service industries is preferred.

Key Responsibilities

  • Develop and implement aggressive sales strategies to drive top-line growth and profitability across commercial and institutional accounts.
  • Lead all aspects of the sales lifecycle, from pipeline generation through contract execution, targeting senior-level decision-makers in healthcare systems, education, Logistics, IT, and related verticals.
  • Establish and manage revenue and margin targets, sales KPIs, and CRM processes to drive performance accountability.

Business Development

  • Identify and pursue new business opportunities within commercial office buildings, financial institutions, healthcare facilities, educational institutions, industrial facilities, and other commercial properties.
  • Conduct cold calling, email outreach, networking, and referral generation activities.
  • Schedule and conduct facility walkthroughs with prospective clients.
  • Prepare pricing proposals and assist with contract negotiations.
  • Maintain an active pipeline of qualified prospects.

Client Relationship Management

  • Build strong relationships with existing clients to ensure satisfaction and identify growth opportunities.
  • Conduct periodic account reviews and site visits.
  • Coordinate with operations teams to ensure customer expectations are met.
  • Assist with client retention initiatives.

Sales Activity

  • Maintain accurate records within the CRM system.
  • Meet monthly and quarterly sales activity goals.
  • Track leads, proposals, and sales opportunities.
  • Represent the company at industry associations, chamber events, and networking functions.

Requirements

Qualifications

  • 3–7 years of sales or business development experience.
  • Experience in commercial cleaning, facility services, staffing, security, landscaping, building maintenance, or related industries preferred.
  • Strong interpersonal and communication skills.
  • Ability to develop relationships with facility managers, property managers, and business owners.
  • Self-motivated and capable of working independently.
  • Comfortable with prospecting and cold calling.
  • Valid driver's license
  • Willingness to travel nationally as needed (estimated 30–50%).

Preferred Experience

  • Background in B2B facility services, commercial cleaning, janitorial services, or other labor-intensive managed service industries.
  • Familiarity with industry-specific compliance requirements, such as cleanliness standards, safety protocols, and service-level agreements (SLAs) in regulated sectors like banking, and healthcare.
  • Experience driving growth in an environment with multi-site, long-term service contracts, and operational KPIs.

Compensation

  • Base Salary: $65,000 to $75,000
  • Commission: Uncapped commission of 1% – 3% of new revenue based on new business sales.
  • Bonus: Performance-based bonus of up to 25% of base salary, contingent on meeting specific targets related to new business development, account growth, and client retention. Higher bonus awards may be considered at the company’s discretion for exceptional performance.
