Job Description

As a Capital Planning Manager for the APAC region, you serve as the operational engine supporting the Capital Planning Lead. You are the Fiscal Steward and Data Governance Lead for our regional portfolio, responsible for ensuring the integrity of our project financial data. Your primary mandate is the stewardship of the regional capital plan, ensuring that our forecasting, budgeting, and project tracking are accurate, transparent, and aligned with corporate real estate objectives. You are a disciplined, inquisitive, and persistent professional with strong commercial acumen, bridging the gap between technical construction costs and broader business impact.

  • Capital Plan Management: Lead the day-to-day management of the regional capital plan. Ensure all portfolio entries are current, forecast accuracy is maintained, and the plan dynamically reflects real-time project progress and financial status.
  • Data Integrity & Financial Oversight: Act as the primary steward of project financial data. Proactively audit project management reports, invoices, and budgets to identify calculation anomalies, inconsistencies, or billing errors.
  • Root Cause Analysis: Demonstrate high-level perseverance in conducting investigations into budget variances. When data deviates from expected norms, you resolve the systemic root cause to maintain portfolio health.
  • Estimate Production & Benchmarking: Produce detailed construction cost estimates and actively contribute to our benchmarking database. Capture actual project costs to refine internal estimating tools and improve future cost model accuracy.
  • Commercial Advisory: Apply commercial acumen to your daily work. Evaluate project decisions based on business value, lease-term alignment, and long-term asset optimization, ensuring alignment with corporate real estate objectives.
  • Process Discipline: Champion organizational standards. Ensure all project lifecycle processes—from budget submission to change management—are followed with strict consistency to support the Lead’s oversight.
  • AI-Enabled Efficiency: Integrate Ellis AI and Microsoft 365 Copilot to automate data validation, synthesize complex project documentation, and expedite the identification of discrepancies.

Qualifications

  • Education: Bachelor’s Degree in Quantity Surveying, Finance, Architecture, Engineering, Construction Management, or a related field.
  • Experience: 7+ years of relevant experience in construction project management, quantity surveying, or real estate finance, with a strong focus on corporate office fit-outs.
  • Commercial Acumen: A deep understanding of the business side of real estate. You can connect construction spend to P&L impacts, identify value engineering opportunities, and clearly articulate the financial justification for project priorities.
  • Analytical Rigor and Fiscal Stewardship:
    • Inquisitiveness: Innate drive to verify accuracy. You pursue irregularities until the root cause is understood and resolved.
    • Data Integrity: Expert-level ability to identify errors in complex datasets, including invoice audits and calculation anomalies.
  • Excel Mastery: Advanced proficiency in Excel. Ability to build models that are self-auditing, formula-efficient, and highly reliable.
  • Tech-Forward Mindset: Demonstrated ability to use AI tools (e.g., Copilot, Ellis AI) to accelerate data validation and improve report generation efficiency.
  • Soft Skills:
    • Communicator: Clear, transparent, and concise in delivery, especially when communicating budget status or data discrepancies to senior stakeholders.
    • Team Player: A supportive collaborator who views their stewardship as a critical component of the Lead's success.
