YOUR MISSION
We're hiring a Director of Corporate Real Estate & Facilities — our first dedicated leader for the physical footprint of the company. This is not a maintenance role. This is a strategic, execution-oriented position responsible for planning, acquiring, building, and operating every site True Anomaly will need over the next several years.
True Anomaly is entering a period of significant footprint expansion in 2026 and beyond — selecting and building out sites spanning offices, at-scale manufacturing, lab space, and field test sites. This role exists to lead that expansion with rigor and urgency.
You will own the full lifecycle: portfolio strategy, site selection, lease and purchase negotiations, construction and buildout, and day-to-day facilities management across all locations. You will report directly to the COO and serve as the single accountable owner for footprint strategy and operating discipline as we scale.

RESPONSIBILITIES
Portfolio Strategy & Growth Planning
- Develop and maintain a 3-year footprint roadmap tied directly to business growth, headcount, manufacturing capacity, and mission requirements
- Own the portfolio strategy across all current and future sites, balancing lease, ownership, and capital deployment decisions
Site Selection & Acquisition
- Lead site selection for new facilities — manufacturing, integration, test, and office — including market analysis, feasibility assessments, and stakeholder alignment
- Drive negotiation of leases, purchases, and development agreements with landlords, developers, and municipalities
- Manage due diligence, entitlements, and all transactional real estate activity in partnership with legal and finance
Capital Projects & Buildouts
- Drive planning, design, permitting, and construction for new sites and major renovations
- Own project budgets, schedules, and contractor relationships from concept through occupancy
- Lead move management and site activation across all locations
Facilities Operations
- Oversee safe, secure, compliant, and well-maintained operations across the existing portfolio
- Build and manage the vendor stack: janitorial, maintenance, security, utilities, and life-safety systems
- Establish operating standards and SLAs across sites, with a bias toward uptime and zero-defect environments
Space Planning & Utilization
- Partner with HR, operations, and business leaders on space planning and workforce planning
- Track and optimize space utilization; recommend consolidations, expansions, or reconfigurations as the business evolves
EHS, Compliance & Business Continuity
- Ensure all facilities meet federal, state, and local regulatory requirements, including those specific to defense and classified environments
- Own business continuity planning for facilities and partner with IT and security on physical security posture
- Own the EHS function and drive health, safety, and environmental compliance across the portfolio
Budget & Cross-Functional Coordination
- Own the facilities capex and opex budgets; report clearly to finance on spend, forecast, and ROI
- Serve as the primary interface to legal (leases, contracts), IT (infrastructure, cabling, AV), and finance (capital planning)
- Partner with the True Anomaly government affairs team to engage local, state, and federal stakeholders on site selection, permitting, incentives, and community relations
QUALIFICATIONS
- 12+ years of progressive experience in corporate real estate, facilities, or a combined function — with at least 5 years in a leadership role
- Demonstrated track record leading multi-site industrial, manufacturing, or mission-critical facility expansion — not just office or workplace
- Deep experience in site selection, landlord and developer negotiation, and construction management
- Comfort operating in environments where security, compliance, and uptime are non-negotiable — defense, aerospace, or highly regulated industries strongly preferred
- Ability to build a strategic 3-year footprint plan and execute against it with urgency
- Experience managing significant capex budgets and holding contractors and vendors accountable to scope, schedule, and cost
- Experience in clean room or heavy manufacturing environments
- A player-coach orientation — you can write the strategy deck and also show up on-site when it matters
- U.S. citizen and eligible for DoD Secret clearance
PREFERRED SKILLS AND EXPERIENCE
- Active DoD Secret or TS/SCI clearance
COMPENSATION
- Base Salary: $140,000 –$190,000
- Equity + Benefits including Health, Dental, Vision, HRA/HSA options, PTO and paid holidays, 401K, Parental Leave
Your actual level and base salary will be determined on a case-by-case basis and may vary based on the following considerations: job-related knowledge and skills, education and experience.
ADDITIONAL REQUIREMENTS
- Ability to maintain or obtain a US- security clearance
- Work Location: this role will be fully onsite at our new Long Beach facility
- Work environment is in a standard office, working at a desk or in a production factory.
- Physical demands may include frequent standing, sitting, walking, bending, and lifting or carrying items up to 20lbs.
