Healthpeak is seeking a Director OR Assistant Vice President of Portfolio Management & Operations to partner with the Senior Vice President - Lab, Bay Area Market Lead, and Regional Property Manager to drive operating performance, capital efficiency, and strategic execution across the 8 million square foot Bay Area lab portfolio.
This position will partner closely with senior leadership, investments, capital markets, and development to enhance NOI growth, optimize team performance, and execute portfolio strategy, including acquisition, dispositions, and transitions.
This position reports to the Senior Vice President, Portfolio Management & Operations.

POSITION SUMMARY

POSITION RESPONSIBILITIES
Responsibilities include, but are not limited to:
Portfolio Performance & Value Creation
- Budgeting & CAM Reconciliation
- Provide leadership to the property management team on the annual operating and capital budget process, lead reviews, ensure completion of all assumptions in a timely manner, drive portfolio-level analysis, and act as liaison between FP&A & property management team.
- Provide leadership to the property management team to ensure timely management of A/R, CAM reconciliations, and CAM estimates.
- Partner with and provide leadership to the property management team on monthly financial/operating performance reviews.
- Monthly Financial Reviews
- Lead “Monthly Management Discussion” with support from portfolio management, leasing and property management teams.
- Work with teams on managing portfolio against portfolio KPIs and performance tracking cadence.
- Leasing Support
- Ensure strategic alignment between operations and leasing teams on leasing/tenant initiatives.
- Partner with the leasing team to provide analytic, strategic, and operational support to drive leasing outcomes.
- Maintenance and capex coordination to ensure repairs and capital projects are timely completed.
- Partner with property management team to direct regional procurement efforts.
- Drive community engagement through participation in local professional groups, campus activation, and targeted non-profit support
- Maintain/increase tenant satisfaction through Kingsley-related action plans, tenant events, operational initiatives, and best-in-class customer service
- Drive operational consistency across the team and ensure adherence to Healthpeak policies.
- Ensure that team members develop, grow, and maintain strong relationships with healthcare partners to deliver best-in-class customer service and Healthpeak core values (W.E. C.A.R.E).
- Support portfolio-level strategy, including asset repositioning, expansion evaluation, and divestiture initiatives.
- Present portfolio performance and strategy to executive leadership.
- 10+ years of asset management or operations experience in lab, healthcare real estate, or related sectors.
- Demonstrated ability to drive NOI growth through occupancy, expense management, and capital deployment.
- Strong organizational and people skills.
- Large team leadership experience.
- Strong PowerPoint, financial modeling, and analytical capabilities.
- Excellent written and verbal communication skills.
- Ability to establish and maintain rapport with the business community and interact with various levels of professionals.
- Ability to travel 10% of the time.
Base Salary (based upon, and subject to, candidate experience): $250,000 - $275,000 (plus generous cash and equity incentives)
