Who we are looking for:

  

The HFA Product Development is a senior individual contributor within Secondary / Capital Markets, responsible for the design, structuring, and launch execution of mortgage products and investor programs in the HFA space. This role focuses on translating investor requirements, and execution constraints into clearly defined, launch ready product structures.


This position is accountable for product development through launch readiness and formal handoff. Ongoing product ownership, guideline monitoring, and post launch maintenance are managed in this position.

 

 Key Responsibilities:

 

Secondary‑Driven Product Design & Development
  1. Lead the design and structuring of HFA / DPA mortgage products and investor programs aligned to Secondary / Capital Markets strategy.
  2. Translate investor term sheets, eligibility requirements, overlays, and execution constraints into internally actionable product definitions.
 
Investor Program & Launch Execution
  1. Own investor‑driven product development activities from concept through launch readiness, as well as maintenance of post-launch dependencies; guideline updates.
  2. Partner with Secondary, Product, and Compliance to finalize product scope prior to implementation.
  3. Ensure all investor requirements are accurately reflected in product definitions and documentation at launch.
 
Product Documentation & Governance (Pre‑Launch)
  1. Produce authoritative, pre‑launch product documentation, including:
  2. Product configuration guides
  3. Investor eligibility matrices and overlays
  4. Launch summaries and decision documentation
  5. Ensure alignment between approved product definitions, investor documentation, and system configuration prior to release.
  6. Maintain disciplined version control and documentation standards through launch sign‑off.
 
Systems & LOS Enablement
  1. Partner with Product, Technology, and Operations to support product setup and validation within Empower LOS.
  2. Confirm eligibility rules, attributes, and execution requirements are implemented as designed.
  3. Participate in pre‑launch testing, validation, and issue resolution.
  4. Identify and communicate system or workflow risks that could impact launch readiness or secondary execution.
 
Project & Initiative Leadership
  1. Independently manage multiple concurrent development initiatives using structured project plans with clearly defined scope, milestones, dependencies, and owners.
  2. Track initiative progress, risks, and cross‑functional deliverables using Smartsheet or similar tools.
  3. Coordinate launch readiness across impacted teams, ensuring all prerequisites are met prior to release.
  4. Escalate execution risks or readiness gaps early to support informed decision‑making.
 
Cross‑Functional Partnership
  1. Act as a senior point of coordination between Secondary / Capital Markets and Product, Underwriting, Compliance, Operations, and Technology during product development and launch.
  2. Provide clear guidance on investor requirements, execution constraints, and product intent.
  3. Support training and enablement activities related to product launch by providing clear, execution‑focused guidance.

 

What you’ll need to be successful:


  • High School Diploma / GED Required
  • This position requires 3+ years Mortgage industry experience with significant exposure to:
    • Secondary / Capital Markets 
    • Investor program development
    • Product or credit policy execution
  • Strong understanding of:
    • HFA product structures
    • Investor eligibility and overlays
    • Secondary execution considerations
  • Direct experience developing and launching HFA / DPA investor programs.
  • Working knowledge of Empower LOS and mortgage product configuration concepts.
  • Experience using Smartsheet for project plans and readiness tracking.
  • Background partnering with Secondary, Product, and Compliance on launch initiatives.
  • Demonstrated ability to operate independently as a senior individual contributor.
  • Strong documentation, planning, and communication skills.
