The JV program places unsold motivated seller leads with real estate operators who have the teams, follow-up systems, and closing ability to convert them into revenue.

Role overview

The JV Partnership Manager owns who gets into the JV program, how they perform, and whether they stay. You will recruit and close new JV partners, onboard them properly, coach them to perform, hold them accountable, retain the ones worth keeping, and grow their value over time. You are not here to collect signups - you are here to build a partner base that produces revenue consistently and grows month over month.

Responsibilities

  • Recruit, qualify, and close high-quality JV partners who have real acquisition teams and real closing ability

  • Onboard new partners properly: set expectations early, drive activation fast, and prevent stalling

  • Coach partners directly on follow-up, lead handling, prioritization, and pipeline execution

  • Organize monthly partner meetings, performance reviews, and accountability check-ins

  • Retain strong partners through results, not just relationship maintenance

  • Identify upsell opportunities inside the existing partner base and act on them

  • Catch disengagement and performance drops early, not after a partner has already mentally quit

  • Analyze why top partners outperform and push lower performers to close the gap

  • Protect the quality of the partner base by filtering out weak operators before they waste lead flow

  • Build repeatable systems for recruiting, onboarding, coaching, and growing JV partners

  • Work cross-functionally to make sure partners are supported, integrated, and operationally set up


Requirements

  • 2+ years in partner recruitment, affiliate management, business development, or any role where you recruited, closed, and managed external revenue-generating relationships

  • Proven ability to sell a partnership, set expectations, and hold partners to them

  • Experience coaching or managing external partners on execution and performance, not just maintaining relationships

  • Strong enough commercially to spot the difference between a serious operator and someone who interviews well but will not perform

  • Comfortable managing 30+ active partner relationships without losing control of any of them

  • Organized, responsive, and high-accountability - you follow up before anyone asks you to

  • Clear written and verbal English

  • Comfortable in a fast-paced, performance-driven environment where outcomes matter more than activity


Nice to have

  • Experience in real estate investing, wholesaling, or lead generation

  • Background in JV structuring, affiliate programs, or revenue-share partnerships

  • Experience building a partner channel from early stage or scaling an existing one

  • Familiarity with CRM tools, lead management platforms, and performance tracking systems
