Role Description:

Reporting to the Operations Manager, the Operations Supervisor is an experienced, site‑based building operator responsible for providing operational and technical support across the Commerce Court complex, with a primary focus on Life Safety systems and Building Control Centre (BCC) operations. This role has direct day‑to‑day oversight of the BCC and the performance of critical building systems supporting multiple office towers, retail areas, parking facilities, and shared infrastructure across the site.

The primary objective of the Operations Supervisor is to ensure that Commerce Court is operated and maintained safely, reliably, and in an environmentally responsible manner, while supporting a high standard of operational efficiency across a large, complex, multi‑tenant campus. The role exists to provide clear operational ownership at the site level, ensuring issues are identified early, addressed promptly, and resolved without unnecessary escalation.

Responsibilities:

  • Demonstrate QuadReal Values and provide hands‑on operational leadership, including mentoring and supporting assigned staff.

  • Oversee day‑to‑day operation of the Building Control Centre (BCC), ensuring reliable performance of all computerized building systems and responding to alarms, system faults, and escalations.

  • Maintain operational oversight of Fire & Life Safety systems, ensuring systems remain fully functional, compliant, and issues are promptly identified, escalated, and resolved.

  • Respond to and manage ad‑hoc service requests and operational issues, coordinating investigations, corrective actions, and follow‑through with internal teams and third‑party service providers.

  • Ensure preventative maintenance and reactive repairs are completed for key building systems.

  • Act as a key escalation point for issues identified through the BCC, inspections, or tenant requests, ensuring items are tracked through to closure.

  •  Monitor energy and utility consumption, operating the building efficiently and identifying opportunities to improve performance and data accuracy.

  • Accurately maintain energy, maintenance, and environmental risk data within applicable management systems.

  • Support environmental assessments, respond to environmental hazards, and complete required reporting.

  • Support implementation of the corporate Occupational Health & Safety program and safe work practices.

  • Support tenant improvements and small construction projects, with consideration for system impacts and life safety requirements.

  • Participate in inspections related to insurance, risk management, and regulatory compliance, coordinating remedial actions as required.

  • Assist with lifecycle costing, annual operating budgets, and capital planning related to building systems.

  • Liaise with regulatory authorities and provide technical and operational support to internal teams and external stakeholders.

  • Perform other duties as assigned in support of site operations.

 

Experience and Qualifications:

  • 3rd or 4th Class Power Engineer

  • Technical Certificate (C.Tech. or A.ScT.) or Journeyman Tradesperson (Electrician, Plumber, Refrigeration) or FMA / RPA + BOMI SMA / SMT is an asset;

  • Minimum of 5 years direct work experience in commercial high rise (Class A) building operations;

  • Intermediate level skills in Microsoft Office and Outlook.

  • Ability to develop and sustain cooperative working relationships with all business units;

  • Mature and self-motivated team player who is committed to personal growth and ethical integrity;

  • Proven strong relationships with industry peers and trade associations.

  • Strong verbal and written communication skills

  • Demonstrated strong leadership, supervisory, mentoring and coaching skills.

  • Ability to resolve problems using facts and sound reasoning;

  • Ability to achieve goals using logical and strategic approaches to resolving challenges; and is adaptable to new ideas and can embrace change

  • Ability to allocate one’s time effectively (prioritize) and manage multiple demands with tight deadlines; works under pressure and achieve quality results;

  • Results and detail oriented

  • Strong administrative and organizational skills; ensures operations records, files and documentation are maintained in an orderly, accurate and timely fashion;

Working Conditions

  • Work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations;

  • On occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions;

  • Will occasionally be required to attend to or provide direction during after-hours emergency situations;

  • Requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment.

The expected annualized base salary range for this role is $80,000 – $90,000.
