Summary

Cresa is seeking an experienced Project Manager – Capital Projects to join our team in an embedded role supporting a leading global technology company in San Jose, California. In this highly visible position, you will serve as a trusted advisor to the client, leading the planning and delivery of commercial real estate capital projects from inception through completion.

As an onsite client contact, you will build strong relationships with stakeholders, support cross-functional project teams, and ensure projects are delivered on schedule, within budget, and aligned with the client's business objectives. You will oversee all phases of project execution, including project planning, budgeting, consultant and contractor coordination, design and construction management, contract administration, and project closeout.

This role also provides leadership to project management team members, including Assistant Project Managers, and Project Coordinators, while partnering closely with the Senior Project Manager and Business Unit Director to drive consistent project delivery and client satisfaction. Responsibilities include developing project scopes, preparing fee estimates and proposals, managing contracts, and implementing project strategies that support the client's broader real estate portfolio.

Essential duties and responsibilities

  • Planning, execution, and delivery of commercial real estate capital projects, ensuring alignment with client objectives, scope, budget, schedule, quality, and risk management requirements.
  • Support the Senior Project Manager, providing strategic guidance, project leadership, and proactive communication with executives, stakeholders, and project teams.
  • Develop project scopes, budgets, schedules, fee estimates, proposals, and project execution plans, while managing project financial performance from initiation through closeout.
  • Coordinate architects, engineers, consultants, contractors, vendors, and client stakeholders throughout design, procurement, construction, commissioning, occupancy, and project closeout.
  • Administer contracts, review invoices and change orders, and ensure compliance with lease agreements, work letters, client standards, project documentation, and contractual requirements.
  • Facilitate project meetings, document key decisions and action items, and provide regular executive reporting on project status, budget, schedule, risks, issues, and mitigation strategies.
  • Maintain accurate project documentation, schedules, financial reports, dashboards, value logs, and performance metrics using Cresa and client project management platforms.
  • Conduct regular site visits and field audits before, during, and after construction to verify quality, safety, project progress, and adherence to design intent and project standards.
  • Monitor project performance using key metrics and data analytics to identify trends, improve project outcomes, capture lessons learned, and deliver measurable value to the client.
  • Partner with the Business Unit Director to execute account strategy, support operational excellence, manage project portfolios, and identify opportunities for account growth and expanded services.
  • Build and maintain strong relationships with client stakeholders, consultants, contractors, and internal teams while effectively resolving project challenges, conflicts, and escalations.
  • Support business development activities by identifying new opportunities, preparing proposals, participating in client presentations and interviews, and helping grow existing client relationships.
  • Champion continuous improvement by documenting best practices, standardizing project delivery processes, streamlining workflows, and promoting knowledge sharing across project teams.
  • Collaborate with regional leadership and cross-functional teams to support resource planning, program initiatives, governance, risk assessment, and the successful delivery of the client's capital project portfolio.

Qualifications

  • Bachelor's degree in Architecture, Engineering, Construction Management, Business, or a related field preferred.
  • 5-7 years of experience managing commercial real estate capital projects, including design, construction, and project delivery within corporate environments.
  • Construction project management experience required including experience with labs and their power and cooling requirements.
  • Experience delivering technically complex projects, with expertise in MEP or infrastructure preferred.
  • Demonstrated success leading multidisciplinary project teams, with prior experience supervising and developing project management professionals.
  • Proven ability to build trusted client relationships, communicate effectively with executive stakeholders, and successfully lead cross-functional teams.
  • Proficiency with Microsoft Office Suite, Microsoft Project, and project management technologies; PMP or comparable professional certification is preferred.

Physical Requirements:

  • Ability to work onsite in accordance with client requirements. Parking, laptop, fitness center access, and other onsite amenities are provided.
  • Ability to travel as needed to support project activities (anticipated travel less than 25%).
  • Ability to occasionally lift and move items weighing up to 25 pounds.
