About the role

Gigawatt-scale solar-plus-storage needs land at a scale few developers have ever assembled. As Site Selection Manager, you own the front end of that pipeline: finding, qualifying, and bringing to the table the hundreds of thousands of acres TAR needs to build. You will work directly alongside our site development lead, taking on the sourcing, outreach, and first-pass diligence so that leadership can focus on evaluating and closing the strongest sites. This is a field-heavy role.

Expect to spend much of your time on the road in West Texas, meeting landowners, walking ground, and working county records in person. You are accountable for the size and quality of the land pipeline; site evaluation and final deal approval sit with the site development lead and leadership.

Responsibilities
  • Build and own TAR's land sourcing pipeline across West Texas, screening hundreds of thousands of acres for size, contiguity, terrain, solar resource, and access so the strongest sites reach evaluation first.

  • Use parcel, GIS, and mapping tools to identify large, assemblable tracts, map ownership, and flag constraints such as floodplain, easements, mineral and surface rights, and existing infrastructure before time is spent in the field.

  • Run direct outreach to ranch owners, families, trusts, institutional and state landholders, brokers, and local land agents, turning cold contacts into active conversations and signed letters of intent or options.

  • Travel across West Texas to walk sites, meet landowners face to face, and pull deed, title, and appraisal district records at the county level, building the local relationships that surface off-market land.

  • Prepare clear site packages for the site development lead, covering ownership, acreage, price expectations, title and encumbrance flags, and preliminary environmental and access notes, so evaluation decisions move in days, not weeks.

  • Coordinate early diligence with title companies, surveyors, and environmental consultants, keeping each workstream moving and escalating issues that could kill or delay a deal.

  • Keep the pipeline current in TAR's CRM and trackers, reporting acreage under conversation, under LOI, and under control so leadership always knows where the land position stands.

  • Find new ways to source land at scale, from data-driven parcel screening to AI-assisted outreach and research, and replace slow, legacy acquisition habits with faster methods that work.

Qualifications
  • 2+ years of experience in land acquisition, land brokerage, landman work, real estate, or energy or infrastructure development.

  • Familiarity with Texas land records (title review, ALTA surveys), mineral and surface rights, and county appraisal district data.

  • Willingness to travel frequently and extensively across West Texas, including multi-day field trips and long field days on rural property.

  • Demonstrated drive and persistence: a record of opening doors through cold outreach and staying with long, hard sales or negotiation cycles until they close.

  • Hands-on proficiency with modern land and mapping tools such as Regrid, LandGate, Land id, Google Earth Pro, or QGIS/ArcGIS, plus spreadsheets and CRM systems.

  • Clear, direct communication and the ability to build trust with rural landowners and local stakeholders in person.

  • Fluency with AI and productivity tools to research, organize, and scale outreach faster than traditional methods allow.

  • Valid driver's license and ability to drive to and access remote sites.

  • Ability to work from Austin, Texas when not in the field.

Nice to have
  • Experience acquiring or leasing land for utility-scale solar, wind, storage, transmission, or data center projects.

  • Existing relationships with West Texas landowners, ranchers, or land brokers.
