A day in the life

The Director, Capital Markets will be responsible for structuring and securing capital solutions, including debt financing, investment grade joint venture structures, credit tenant lease (CTL) financing, and overall capital placement to support the firm’s logistics, warehouse real estate build-to-suit and data center development pipeline. This role requires strong expertise in real estate capital markets, complex long-term lease structures, joint ventures, and financial structuring to optimize financing strategies and to maximize value. A key objective of this role will be to develop and scale a platform of flexible, repeatable financing options tailored to the Company’s asset pipeline and objectives, and evolving strategic growth initiatives.

Key responsibilities include:

  • Capital Structuring & Placement: Develop and execute financing strategies, including debt and hybrid solutions for build-to-suit warehouse, logistics, and data center projects. Source and manage relationships with capital partners and lenders while negotiating favorable loan terms.
  • Credit Tenant Lease (CTL) & Execution: Structure CTL financings and forward purchase agreements to align long-term capital with development schedules. Assess risk and return profiles to optimize pricing and investment-grade commitments.
  • Debt & Equity Capital Sourcing: Identify and engage lenders and capital partners while conducting financial modeling and underwriting to maximize investment value. Collaborate across the Prologis Capital Markets team to build and maintain a strong network of capital providers.
  • Market & Financial Analysis: Work with the rest of the Prologis Capital Markets team in monitoring market trends, interest rates, and investor appetite to inform capital strategies. Perform financial modeling, sensitivity analyses, and pro forma projections to support decision-making.
  • Stakeholder & Investor Relations: Collaborate across internal teams to align capital solutions with business goals, including accounting, tax and legal. Present financing strategies to executives, investors and joint venture partners while maintaining strong industry relationships to ensure funding access and build on Prologis relationships.

Building blocks for success

  • 7+ years of experience in real estate capital markets, investment banking, or structured finance.
  • Proven track record of structuring and closing long-term and structured debt transactions, and executing CTL and zero cashflow deals.
  • Bachelor’s degree in Finance, Real Estate, Economics, or a related field (MBA or CFA or JD preferred).
  • Deep knowledge of real estate finance, structured debt, capital markets, structured leases and investment underwriting.
  • Strong negotiation skills with experience in debt term sheets and agreements and capital stack negotiation and structuring.
  • Ability to navigate complex financial transactions and optimize deal structures while being creative yet thoughtful.
  • Strong analytical, modeling, and financial structuring capabilities.
  • Collaborative work style and excellent communication skills to engage with investors and internal stakeholders.

Hiring Salary Range of $140,000 - $193,000. Salary and whole compensation package (bonus target & LTI) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
