A day in the life 

As an Investment & Development Associate on our Higher and Better Use team, you will provide analytical and project management support to advance strategic deployment initiatives across the West region. In this role, you will help translate strategic direction into actionable outcomes—driving the progress of acquisitions, entitlements, and development opportunities within the strategic capital portfolio. 

Key Responsibilities 

  • Work with local Investment Officer to partner with Market Officers and Leasing teams to drive deal flow by developing capital deployment opportunities.  

  • Build and maintain key relationships with third-party vendors, including brokers, architects, contractors, and engineers, to facilitate the successful delivery of data center projects. 

  • Identify, anticipate, communicate and capitalize on market trends to bring industry leading re-turns to Prologis. 

  • Lead the preparation of investment memos, feasibility studies, and other presentations for senior management and the Investment Committee. 

  • Organize data and research pertaining to market, community and governmental trends to support and participate in entitlement pursuit efforts including core industrial and logistics projects as well as large scale, multi-use developments and conversions. 

  • Assess the value of potential investments or speculative development projects by creating discounted cash flow and proforma models. 

 

Support project management activities related to higher and better use repositioning and complex entitlements of portfolio assets, including mixed-use developments.  

Building Blocks for Success 

Required: 

  • 4+ years of relevant experience, preferably in the real estate or construction industry, with a focus on development, finance, or project management, particularly within the mixed-use or industrial sectors. 

  • Strong knowledge of financial and real estate concepts, such as net present values, internal rates of return, and cap rates, as well as the ability to create and modify cash flow models using Argus and Microsoft Excel. 

  • Experience in analyzing, interpreting, and creating real estate and construction documents, including but not limited to LOIs, RFPs, property offering memorandums, market reports, and contracts. 

  • Highly organized, detail-oriented, and capable of managing multiple concurrent projects and deadlines. 

  • Strong interpersonal and communication skills; able to effectively support cross-functional teams and represent initiatives to external stakeholders. 

  • Ability to travel up to 25% domestically. 

Preferred 

  • Bachelor’s degree in Real Estate, Finance, Civil Engineering, Construction Management, or Economics; advanced degree a plus. 

  • Familiarity with enterprise software platforms such as Yardi, Salesforce, PeopleSoft, and real estate research databases. 

  • Knowledge of urban planning and design, infrastructure development, sustainable development and work experience in the Bay Area 

 

 

Hiring Salary Range of: $122,000 - $140,000. Salary and whole compensation package (bonus target & LTI) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
