About AirGarage
AirGarage is on a mission to bring real estate online, starting with parking.
We replace broken parking machines, fragmented software, and manual, labor-intensive operations with a unified, data-rich operating system for parking real estate. We handle everything it takes to run and optimize a parking asset: payments, dynamic pricing, enforcement, license plate recognition, analytics, and more.
By building all of our technology in-house, we are able to deliver a magical experience for drivers while providing real-time visibility and revenue increases of 20-50% or more for real estate owners. That’s why national real‑estate leaders like Hines and Greystar, as well as technology companies like Meta, partner with AirGarage to optimize their parking facilities.
AirGarage uses datapoints like real-time occupancy, local events, weather, driver behavior, competitor pricing, and more to bring true intelligence to real estate owners’ assets for the first time.
We’re investing aggressively to make the physical world legible to a digital system: cameras, sensors, and software that generate a firehose of real-time data about the world around us. That data fuels models and algorithms that allow us to optimize performance at each property while giving owners the clarity and control they’ve never had before.
Before you can optimize an asset, you need to observe it. Before you can observe it, you need to bring it online.
We are starting with the $131 billion US parking real estate market because it is one of the most offline and mismanaged commercial real estate asset types. 26% of the land area in the median American urban core is dedicated to parking.
We are backed by top tier investors including Headline Growth, Andreessen Horowitz, Floodgate, Founders Fund, Abstract Ventures, and angel investors who have founded or worked at companies like Uber, Opendoor, Flexport, and more.

THE ROLE 👩🏾💻
We’re looking for a (West) Regional Operations Manager to join the Operations team at AirGarage. In this role, you will be the owner of operational and financial performance across your region, directly responsible for ensuring our parking facilities run smoothly, look great, and maximize revenue potential. You will be both a builder and an operator, designing repeatable processes, managing third-party vendors, and developing pricing and enforcement strategies that directly impact AirGarage's bottom line.
As the primary point of accountability for facility performance, you’ll balance boots-on-the-ground execution with analytical decision-making, moving seamlessly between site visits, vendor negotiations, and revenue optimization models. Your role will require you to be proactive in solving problems before they escalate, resourceful in managing competing priorities, and data-driven in shaping strategy.
This is a highly cross-functional role. You’ll partner with Sales, Product, and Partner Success teams to ensure our real estate partners see strong results and our customers enjoy a seamless experience. You’ll also lead our enforcement fleet (Space Force) and work closely with regional leadership to ensure every facility is performing at its peak.
Ultimately, you will be responsible for scaling operational excellence in your region: driving efficiency, profitability, and reliability while helping AirGarage expand our footprint and strengthen our reputation as the best operating partner for property owners.
WHAT YOU WILL DO 👷♀️
Run the Regional Operating System (120+ facilities)
Own operational and financial performance across ~120 parking facilities, focusing your attention on the 10–20 high-touch sites that drive outsized impact while supporting the entire regional portfolio.
Build and maintain a repeatable operating cadence: portfolio health reviews, site QA audits, vendor scorecards, and escalation paths so performance is consistent and not dependent on heroics.
Translate messy real-world issues into clear metrics, priorities, and playbooks that scale across the region.
Pricing and Revenue Management
Partner with the Regional GM to set and iterate pricing strategy and channel mix, then operationalize it across the portfolio.
Monitor market dynamics (events, competitors, seasonality), run structured pricing experiments, and scale winners region-wide.
Build performance visibility (dashboards and weekly insights) that make revenue opportunities and leaks obvious.
Enforcement Coverage and Program Scaling
Own enforcement coverage outcomes across the region building the necessary systems and processes to consistently hit coverage targets.
Manage SpaceForce (our gig-worker based solution) while piloting and rolling out new models (hourly enforcers) and evolving the program as we scale.
Design incentives, quality controls, and automated reporting and alerts to increase scan coverage, reduce gaps, and improve consistency without ballooning cost.
Vendor Network and Site Operations (Both sourcing + performance)
Source, negotiate, and manage third-party vendors (cleaning, maintenance, signage, WiFi, etc.) across routine and non-routine work.
Implement SLAs, pricing standards, preventative maintenance schedules, and audit processes to ensure sites look great and issues get resolved fast.
Build vendor accountability systems (scorecards and escalation playbooks) that reduce your need to chase and increase reliability.
Build Teams as We Grow (City Managers)
Help hire and lead City Managers who will roll up to you, setting expectations, coaching execution, and ensuring local ops runs smoothly.
Create standardized training, QA processes, and performance management so the team can scale without chaos.
Automation and Process Design
Design and automate workflows that reduce manual work: SOPs, checklists, dashboards, alerts, QA processes, and escalation rules.
Identify recurring failure points (coverage gaps, vendor misses, site readiness issues) and build systems that prevent problems before they escalate.
Implement AI-enabled solutions where they create clear business value, focusing on scalable, durable systems that solve real operational problems (not hype-driven experiments).
Cross-Functional Execution
Work closely with Partner Success to keep owners confident through clear reporting, fast escalations, and proactive communication.
Provide high-signal feedback to Product and Engineering to improve tooling for enforcement and field ops, grounded in data and on-the-ground reality.
WHAT YOU NEED 👩🏼🎓
3–5+ years of experience in operations, field ops, or a similar role in a high-velocity environment (startup, marketplaces, logistics, mobility, property ops, consulting, banking, or similar). Experience owning outcomes across a multi-site portfolio is a plus.
Strong analytical and operational judgment: able to use data to prioritize work, diagnose performance issues, and measure results. Comfortable working with spreadsheets and reporting tools; SQL is a plus but not required.
Systems and process builder: designs and documents SOPs, builds repeatable playbooks, creates operating cadences, and improves workflows for speed, quality, and reliability.
Field execution and vendor management: proven ability to source and manage vendors end-to-end (negotiation, SLAs, scorecards, audits, escalations) and drive consistent on-site execution.
Program management and accountability: experience running ongoing programs with clear targets and performance management (for example coverage, quality, compliance, or service levels). Comfort managing contractors and scaling into team leadership is a plus.
Owner mindset: proactive, resourceful, and comfortable operating with ambiguity while managing multiple priorities and delivering results.
Clear communicator: strong written and verbal communication, able to align stakeholders, run tight escalations, and provide high-signal feedback to cross-functional partners.
Willingness to travel across the region for site visits and vendor meetings (approximately 1 week per month, ~20% travel).
WHY THIS ROLE MAY NOT BE FOR YOU 🚨
We want to be transparent: this role is not a fit for everyone. Being a Regional Operations Manager at a fast-growing startup like AirGarage means you’ll face unique challenges that don’t exist in more structured or mature companies. You might want to pass if:
You prefer a 9-to-5 rhythm. Our facilities run 24/7, and while we don’t expect constant availability, urgent issues sometimes arise outside of standard business hours.
You want to stay behind a desk. This role requires regular travel and site visits, hanging out in parking garages, troubleshooting wifi boxes, or walking properties with vendors. We’re flexible but you can expect 20 - 30% travel on average.
You need highly defined processes from day one. We’re still building playbooks. You’ll often be the one creating the process for others to follow.
You’re uncomfortable with ambiguity. At AirGarage, priorities can shift quickly as we scale. You’ll need to adapt, problem-solve, and move forward without perfect information.
You prefer only doing strategic work only. While strategy is part of the role, you’ll also be rolling up your sleeves on tactical execution daily.
If that energizes you rather than scares you off, you’ll thrive here.
IMPORTANT NOTE 🚨
AirGarage is a remote-first company, but we also value in-person collaboration to strengthen trust and teamwork. Team members should expect ~6 weeks of travel per year for:
2–3 full company offsites, “Remote Weeks”
Lending a hand to support 2 new location launches
In-person onboarding as well as supporting other onboarding sessions for new team members
The rest of the year, team members can work remotely from wherever (US time zones) they’re most comfortable as long as they are performing well in their role. Attendance at in-person events throughout the year is expected—if you’re not open to traveling ~6 weeks per year for work, this role isn’t a good fit for you.
