Coordinates resolution of investor-identified loan conditions after closing. Reviews loan files, researches suspense items, obtains and uploads corrective documentation, communicates with investors, clients, and internal departments, and monitors loan pipelines for timely purchase. Maintains knowledge of agency and investor guidelines, identifies salability and warehouse-line risks, prepares post-consummation disclosures and refund checks, and tracks condition status through investor sites and the loan origination system.

Prepares and reviews mortgage closing documents for conventional, FHA, VA, and USDA loans. Ensures compliance with federal and state regulations, TRID, Fair Lending, Reg B, RESPA, and TILA requirements. Calculates payments, escrows, prepaid interest, and fees; coordinates with loan officers, processors, underwriters, settlement agents, branches, and investors. Manages closing pipelines, disclosures, wire balances, funding authorization, document delivery, and post-closing corrections within required deadlines.

Provides system support for mortgage branch employees, specializing in Encompass LOS troubleshooting, loan setup, disclosures, system errors, and support-queue management. Coordinates projects, trains and mentors team members, maintains documentation, develops branch-specific solutions, and ensures compliance with mortgage regulations and agency guidelines. Supports West Coast operations during Pacific Time Zone hours.

Validate that loan origination system functionality and workflows reflect regulatory requirements and policies. Design and execute scripted and exploratory tests, document findings, log issues, retest fixes, and collaborate with Compliance, Legal, Technology, and Operations to support remediation and audit-ready evidence.

Provide legal interpretation and guidance on mortgage fees, disclosures, documents, and vendor integrations. Translate regulatory requirements into actionable business and testing requirements, review system configurations and document outputs for compliance, conduct legal research, document decisions, and partner with Compliance, Technology, Operations, and vendors to resolve issues and support implementations.

Manage the Non-Funded Support Team ensuring timely dispositioning, regulatory compliance (ECOA, FCRA, adverse action), oversight of LOS pipelines, JIRA-based risk lifecycle tasks, UAT and post-implementation validation, and act as primary stakeholder for audits, exams, and compliance inquiries.

Lead medium-to-large regulatory and compliance change initiatives: translate Legal impact assessments into business, system, and process requirements; coordinate Technology, Operations, Risk, and vendors to implement and validate changes; document testing and approvals for audit; mentor analysts and improve the change management program.

Serve as the primary compliance subject-matter expert for assigned mortgage regulatory areas. Translate regulations into LOS system, business, and procedural requirements; own compliance-related changes from analysis through implementation and validation; design and support testing; document decisions for audit; and coordinate with Legal, Technology, Operations, and Compliance to maintain compliant LOS functionality and continuous improvement.

Manage and prioritize appraisal orders for retail mortgage loans: place orders via Mercury Network, maintain workflows in Encompass, process payments, track assignments to completion, communicate with appraisers/AMCs and internal teams, respond to customers, and support processors, underwriters, and loan officers. Works PST hours supporting West Coast.

Design, build, test, deploy, and maintain responsive web applications and back-end services for mortgage origination, servicing, sales, and operations. Create and optimize RESTful APIs, integrations, databases, and reusable UI components; ensure security, accessibility, performance, and CI/CD-driven delivery while collaborating with stakeholders and participating in Agile processes.
