Assists property management with initial, interim, and annual tenant recertifications for an affordable housing community. Reviews resident documentation, verifies income and eligibility, prepares HUD and tax credit certification worksheets, maintains waitlists and compliance files, supports move-ins and property reviews, and ensures deadlines, signatures, privacy requirements, and regulatory standards are met. May conduct apartment tours, pre-qualify applicants, support subsidy contract renewals, and perform resident-facing administrative tasks.

Ensures affordable housing properties comply with WinnResidential policies and agency regulations. Conducts on-site and remote audits, supports agency reviews, monitors compliance during lease-ups and program conversions, interprets regulatory requirements, maintains property management software setup, develops and delivers training, updates policies, tracks performance indicators, and provides portfolio support. The role requires extensive LIHTC and HUD compliance experience, strong communication and organizational skills, and regional travel among assigned properties.
